Nestled into the hillsides of Camino Del Sur, the master-planned community of Del Sur is ideally located directly between the upscale communities of Santaluz and The Crosby Estates and is located to the west of 4S Ranch. Del Sur was designed to bring homes, schools, parks, and recreational options together for a charming, small town feel while incorporating the conveniences of modern living. Portions of Del Sur are not yet fully developed and several new home communities will open in the near future.

The Del Sur community is very conscious of the environment and the effects it has on the surrounding countryside. With this strong emphasis for green living, more than a quarter of the homes in Del Sur use solar power and all homes are equipped with water conservation products and Energy Star appliances. The Ranch House, a facility in the community open to all San Diego residents, serves as an environmental education and resource center. The Ranch House earned San Diego’s first Platinum LEED certification for new construction in 2007.

Surrounded by more than 1,000 acres of preserved open space and adjacent to 2,352-acre Black Mountain Open Space Park, Del Sur homeowners have the opportunity to tour the 18 miles of hiking trails nearby. Numerous parks are sprinkled throughout the Del Sur community, offering residents the convenient and walkable amenities including playgrounds, lawns, solar heated swimming pools, BBQ and picnic areas, dog parks, a stone-and-grass labyrinth, rock wall amphitheater, a mini racetrack for tricycles, bocce ball court, and a giant sundial, just to name a few. As the Del Sur community adds new neighborhoods, more parks and shared amenities will be added.

The Del Sur Town Center serves as the hub of the community. A large Target and a Sprouts grocery store anchor the center. It is a specialty retail and dining shopping center which offers an array of amenities. Some of the other businesses in the center include CürBar, Burger Lounge, The Bike Shop, Del Sur Ranch Dental, Waypoint Public, Chick-fil-A, and Board and Brew.

The educational strength of the Poway Unified School District contributes significantly to many homebuyers decision to settle in Del Sur. Del Sur Elementary sits in the center of the community allowing students the ability to walk to school. The technology progressive elementary school boasts itself a Collaborative for High Performance School (CHP), due to its green certification for solar power and reclaimed water. Del Sur Elementary School was awarded the National Blue Ribbon Award and California Distinguished School and is actively supported by the parent-founded Del Sur Educational Foundation.

The Design39Campus, serving students from transitional kindergarten through 8th grade, is a new addition to the 4S Ranch educational community. Differing from the traditional education model, Design39Campus focuses on 1) creating meaningful learning experiences and 2) reimagining leadership structures. In addition to meeting school boundary requirements, enrollment to Design39Campus is typically determined by a lottery system.

Students in grades 6 through 8 attend Oak Valley Middle School, located three miles east of Del Sur in 4S Ranch. Oak Valley Middle School has a strong partnership of students, teachers and parents. The school is committed to college readiness for all students and dedicated to providing an academically challenging curriculum within a nurturing, respectful environment. Del Sur high school students attend Del Norte High School, a $100 million state-of-the-art facility with science labs, sports facilities (pool and tennis courts), performing arts center, and much more.

In addition to schools, parks, and intentional design, the uniquely cohesive spirit of Del Sur is supported by the Del Sur Community Services Council, which promotes a lively variety of first-class activities, events and programs. Residents can connect online on the resident intranet; strictly for Del Sur homeowners. Events like the 80’s Night Fundraiser or the Cinco De Mayo Celebration held at The Ranch House, allow neighbors and residents opportunities to get together.

Neighborhoods within Del Sur include Gables Crossing, Artesian Estates, Carleton, Sur 33, Kingston, The Estates, Mandolin, Garretson, the 55+ community of Auberge, Presidio, Sentinels, Madeira, Pasado, Bridgewalk, Avondale, and Valencia.
