The newest community within Carmel Valley is Pacific Highlands Ranch, located on the eastern edge of Carmel Valley, bordering Rancho Santa Fe Lakes and Torrey Highlands. Pacific Highlands Ranch is a master-planned community built by Pardee Homes, although smaller neighborhoods were constructed by Taylor Morrison, Lennar, Toll Brothers, and Meritage Homes.

Homes in Pacific Highlands Ranch, which include Santa Rosa, Arabella, Portico, Airoso, Bordeaux, Soleil, Santa Barbara, Manzanita Trail, Hampton Lane, Brightwater, Verana, Casabella, Canterra, Sterling, Casavia, Almeria, Artesana, Olvera, Elms, Portofino, Airoso, Watermark, and Meadowood, range from approximately 1,400 square feet up to just over 6,000 square feet.

Pacific Highlands Ranch is designed to be a pedestrian-friendly, sustainable neighborhood with a central mixed-use village area. This village aptly named the Village at Pacific Highlands Ranch, is a Santa Barbara inspired complex featuring mixed-use living, specialty grocers, retail, fitness studios, medical and dental offices, specialty boutiques, and abundant dining options. A new community park, which is currently under construction, includes a central promenade that will connect the park to the Village. The park’s walkways and connections to its surroundings will complement the community’s pedestrian-friendly design.

Students attend either the award-winning Solana Beach Elementary School District, Del Mar Unified School District, or the San Dieguito Unified High School District. In 2014, Solana Ranch Elementary opened its doors to students between Kindergarten and 6th grade. A preschool for 3 and 4-year olds are also housed on campus. A few blocks away is the newest middle school in Carmel Valley, Pacific Trails Middle School, which educates 7th and 8th-grade students. High school students have the option of attending Canyon Crest Academy, Torrey Pines Middle School, or the private Cathedral Catholic High School, all located within a short distance from one another.

Pacific Highlands Ranch offers access to state-of-the-art residents only recreation centers. These recreation centers allow residents the enjoyment of private fitness facilities, swimming pools, kids water play areas, multipurpose rooms, and so much more.

Home to 15 miles of interconnected pedestrian, bicycle, and equestrian trails, Pacific Highlands Ranch borders Gonzales Canyon, an open space multi-trail system connecting to a larger network of multi-use paths within the adjacent open space parks, canyons, and preserves, including the Carmel Mountain Preserve, Los Peñasquitos Canyon Preserve, Del Mar Mesa Preserve, Black Mountain Open Space, and more.

Pacific Highlands Ranch is a growing community. Future facilities will include more housing, a public library, new schools, a transit center, dog parks, and community parks.
